Jan 2017 Monthly Update

For the month of Jan, capital gain had increase slightly from $800+ to $1100+,

however dividend income from Unit Trust dropped from $280+ to $240+ due to the divestment of certain funds for capital gain during last year.

SPH REIT 3Q DPU up 0.7% to 1.36 cents

SPH REIT reports DPU in 3Q16 increased 0.7% to 1.36 cents on the back of higher rental income achieved from Paragon.

One of thing I like about SPH REIT is its Good management. Although SPH REIT has only 2 properties under its portfolio, the management has since been trying hard on AEI to free up space to build more shops for rental. Below are examples.

“The Asset Enhancement Initiative involving the decanting of Air Handling Units at Paragon are progressing well and we have secured tenancies for all the newly created units ahead of its opening end of this year,” says Susan Leng, CEO of SPH REIT Management.


“We have received strong demand from retailers for the reconfiguration of Basement 1 at The Clementi Mall,” she adds. “The revamped food cluster will be a refreshing destination for our shoppers.”

really hope SPH REIT will acquire Seletar Mall from its sponsor this year. had been saying this in their outlook presentation for many quarters. *disappointed



Viva Industrial Trust Initiate with BUY by OCBC

Viva Industrial Trust (VIT) is a Singapore-focused REIT which primarily invests in business parks and industrial real estate assets. The combined market valuation of VIT’s portfolio is S$1.2b, including its latest acquisition of 30 Pioneer Road in April, with the majority in business park assets (58.1%).

Looking ahead, we project VIT’s distributable income to increase by 27.0% in FY16 and 6.2% in FY17. DPU is expected to decrease 1.2% to 6.916 S-cents in FY16, before increasing 6.9% to 7.392 S-cents in FY17.

We value VIT using the dividend discount model (DDM) and derive a fair value estimate of S$0.75 (cost of equity: 9.0%; terminal growth rate: 0%). Based on yesterday’s closing price of S$0.705, VIT is currently trading at a forward FY16F DPU yield of 9.8% and a FY17F yield of 10.5%.

Update for April 2016 *Late Post*

Hi all,

sorry for the late post.
actually I wanted to skip this month update as this month is the month of dryness,
nothing much to update
i.e. no dividends was collected from my Stock Portfolio. ;(

however my Unit Trust Portfolio continue to provide some small rain drops during dry period like April, June, July etc. =)

and so for the month of April 2016
Dividend collected from Unit Trust: S$310.21

Update for March 2016

Update For March 2016

Didnt do much for this month (March).
Received some passive income as follow. 

1. Unit Trust $214.95

5. Rebate/Interest $82.58

Recently I read an article online and i really get very annoyed by it. Especially for pointer one.
Dont get me wrong, I think the article is really good.
N i highly recommend u to go read it too. 
Jus spend around 15 minutes, go through it.
You won't regret. Haha
=)


The article doesn't tell u what to do,
But it helps u to open your mind and makes u reflect about yourself. *at least for myself. 

So.....

Question: How to create explosive income? 
I m finding my ans too.

How to Filter Good from Bad?

How to Filter good company from bad companies?
Below are some of the pointers I use.

1. Has Competitive advantage
2. Owner is Major Shareholder
3. Constantly finding new product(s)/business to sustain growth.

Old Chang Kee is one such example.
Constantly bringing in new products and promotions. Curry Times is one of their successsful stories.

General Finanical Update for Jan and Feb 2016

I have a habit of visiting my Facebook, Instagram, Caurosell and more every night before I sleep. Not sure if many does that too. And so i was scrolling through my FB and saw this.


Wording might be a little small but basically it says Noble was replace by Capitaland Commercial Trust as the 30 stocks representing STI. Not sure how many people are as happy as me. (Cos I m Capita Comm's shareholder.) Haha.

And so for some updates before I turned busy again. Nevertheless, please do visit my blog, I promise I will be more active. Haha

For Jan 2016, it was a quiet month for me. No Dividend was collected from my stock portfolio. If you had follow me for the past one year, you might have know I do have a Unit Trust portfolio which provides me a constant stream of Dividend every month. So for Jan 2016, I collected $284.70 from my Unit Trust. Also, I sold away my Jumbo and Capitaland Mall Trust for some profit taking.

As for Feb 2016, it was a little bit more interesting. Total Dividend collected from my stock portfolio adds up to be $871.91 and Unit Trust portfolio is $196.21. I also sold away 3 counters namely Mapletree Commercial Trust, SMRT and Lippo Mall. *regretted*
