Monthly Review of my Passive Income [April 2017]

Another month had just passed.
Without realizing, we had entered the month of May, almost half year were gone again.
Anyway, time for my "Report Card Review"!

Comment:
1. So far so good. Under Stock portfolio, there are two categories of incomes namely, Dividend and Capital Gain. Both are doing pretty good as compare to previous year. As for Unit Trust Portfolio, nothing special in the house. Result is comparable to previous year's result. :(

2. Average monthly passive income. Apart from my active income, I m please to receive $1583.88 from my passive income. There is a limit to how many hours we can work a day. We cant be working 24-7 everyday; Even if we want, our physical body can't as we aged (try playing overnight majong when you are 31). Therefore one should start building his/her own passive income portfolio as soon as possible. Remember, Passive income is not for retiree. 



3. Going ahead. Will be focusing on Dividend Income for long term planning. Financial Freedom is something i always want to achieve ASAP. Feeling ashamed, I m still far from achieving it. Indeed, it is easy say than done. Well... So long i didn't surrender, I am still in the game!
Keep playing and one day i will clear the stage!

Monthly Review of my Passive Income [March 2017]

Last year, i made a goal to see how much Passive Income i can generate from Stock Market and Unit Trust, be it from Dividend Income or Capital Growth. 

i had then shared the data collected in the earlier post.
below is the link if you had missed it earlier.

this year, i thought i can made full use of the data i collected last year as a baseline to do a comparison for me to improve further. i always believe by comparing, makes you a better person.  

the post came abit late for March 2017 due to my work commitment and house shifting lately.
nevertheless, i present to you my kid's play.

Sold Keppel Corporation

After much consideration, i decided to sell off all of my shares ownership in Keppel Corporation on 02 December 2016 with net profit.

Looking to buy back when the price retreat further in the future.




SPH REIT AGM 02 DEC 2016

Attended SPH Reit Annual General Meeeting (AGM) on 02 December 2016 held at its sponsor area at SPH News Centre.

This is my second AGM for the year 2016. The first AGM (if you recall)  i attended is 8I Holdings, a stock listed in ASX.

As usual, all resolutions were passed. Most of the concerns raised are actually repeated, circling around on Seletar Mall acquisition will be realise in the near term and the threat of online shopping impose on retail shopping etc.

finally manage to find some time to do some researching and blogging.
as the title suggest, this entry will be on Suntec REIT Proposed acquisition in Southgate Complex, Melbourne.

SPH REIT 3Q DPU up 0.7% to 1.36 cents

SPH REIT reports DPU in 3Q16 increased 0.7% to 1.36 cents on the back of higher rental income achieved from Paragon.

One of thing I like about SPH REIT is its Good management. Although SPH REIT has only 2 properties under its portfolio, the management has since been trying hard on AEI to free up space to build more shops for rental. Below are examples.

“The Asset Enhancement Initiative involving the decanting of Air Handling Units at Paragon are progressing well and we have secured tenancies for all the newly created units ahead of its opening end of this year,” says Susan Leng, CEO of SPH REIT Management.


“We have received strong demand from retailers for the reconfiguration of Basement 1 at The Clementi Mall,” she adds. “The revamped food cluster will be a refreshing destination for our shoppers.”

really hope SPH REIT will acquire Seletar Mall from its sponsor this year. had been saying this in their outlook presentation for many quarters. *disappointed



Keppel’s offshore and marine unit secures projects worth $120m

Keppel Offshore & Marine’s wholly owned subsidiary Keppel Shipyard has secured four contracts worth a total of about $120 million from repeat customers, says Keppel Corp in a aftermarket filing on Thursday.

Viva Industrial Trust Initiate with BUY by OCBC

Viva Industrial Trust (VIT) is a Singapore-focused REIT which primarily invests in business parks and industrial real estate assets. The combined market valuation of VIT’s portfolio is S$1.2b, including its latest acquisition of 30 Pioneer Road in April, with the majority in business park assets (58.1%).

Looking ahead, we project VIT’s distributable income to increase by 27.0% in FY16 and 6.2% in FY17. DPU is expected to decrease 1.2% to 6.916 S-cents in FY16, before increasing 6.9% to 7.392 S-cents in FY17.

We value VIT using the dividend discount model (DDM) and derive a fair value estimate of S$0.75 (cost of equity: 9.0%; terminal growth rate: 0%). Based on yesterday’s closing price of S$0.705, VIT is currently trading at a forward FY16F DPU yield of 9.8% and a FY17F yield of 10.5%.

Maybank & Daiwa Rating for Sheng Siong Group

Maybank is keeping its “buy” call for Sheng Siong Group,
with a target price of $1.12 
While Daiwa is sticking with its “outperform” rating 
with a target price of 97 cents.

DBS Group Research has started coverage of Manulife US real estate investment trust (REIT) with a buy recommendation and a target price of 91 cents.

DBS Group Research has started coverage of Manulife US real estate investment trust (REIT) with a buy recommendation and a target price of 91 cents.

According to lead analyst Mervin Song, the REIT provides investors with the opportunity to invest freehold properties in US. Manulife’s initial portfolio includes three Class A or Trophy buildings, namely Figueroa in Los Angeles, Michelson in Orange County, and Peachtree in Atlanta.

Late Post: Viva Business Park Site Survey

as many had know, one of key assets under Viva i Trust is undergoing major AEI.

being a shareholders of Viva I Trust,
i decided to go down and take a look since i always believe the concept of "you must know what you are buying" haha.

the AEI is separated into 3 main phases
Phase 1: had completed and were fully leased *swee la
Phase 2: obtained TOP on 4th May 2016, not sure what is the status. open? fully leased?
Phase 3: will only finish in Q3 2016.



Phase one is the place where Decathlon Singapore is located and basically my gf and i walk around phase 1's area only. Saw Owl Cafe (yet to open), True Fitness's staffs prompting around the area outside Decathlon and a Dart's cafe/pub (open).

as for Decathlon, store is really huge. the store looks like some giant supermarket or Ikea, the only different is that it only sells sport related stuffs. one thing i must say is that the things they sell is really cheap. even my gf says she will come back again for the items they selling. quite a lot of people on that day (weekend). thumb up!

Update for April 2016 *Late Post*

Hi all,

sorry for the late post.
actually I wanted to skip this month update as this month is the month of dryness,
nothing much to update
i.e. no dividends was collected from my Stock Portfolio. ;(

however my Unit Trust Portfolio continue to provide some small rain drops during dry period like April, June, July etc. =)
