Rich Dad Robert Kiyosaki In Singapore Jurong Point Popular 28 November 2015

Throwback to 28 November 2015
One of my all time favorite Idol, Rich Dad Poor Dad Robert Kiyosaki is coming to Singapore.
How can I miss the rare chance of meeting him in person in Singapore?

And so 28 November 2015 is one of the event he will be holding in Singapore, a book signature session hold in Jurong Point Popular Store.

Session started off with a opening speech by Rich Dad,
follow by all the books signature session.
The whole session lasted around an hour.

P.S. really glad & excited to meet Robert Kiyosaki in person, my hands are actually shivering when it is my turn to hand over my books to him for authoring. So this is the feeling when you meet your favorite idol in person. Had never chase a idol before, feel young again. haha.

Had a date with gf over the weekend,
Went Hillv2 @ Bukit Timah by Far East, a small mall with housing on top of it, similar concept to Yee Tee Points by Frasers Centrepoint Trust (free advertising yeah!)

We had our dinner at Dean & Deluca,
Food is nice, gf ordered Mac and Cheese (portion is really big, she only managed to finish half of it only) and I ordered all day breakfast: New Yorker (super nice, I give 4.5 out of 5 stars). BTW I couldn't finish mine either. Haha

Opportunity is everywhere (Part 1): Latergrams Throwbacks to November 2015

Some "latergrams/throwback" to clear,
Finally manage to squeeze some time out to do these.

And so, lets Backdate to 15th November 2015,


Went Star Vista,
one of the malls under Capitamall Trust,
Had my lunch there, walk past this korean fast food and decided to give it a try. Some comments, chicken is nice, salad is quite catchy too however fries is rather cold.


As usual for one of my weekend,

And so i found this cafe, Cocoa Colony, design alittle similar to TWG, so I went in and had one of their signature drink (can't remember the name now) haha. Spent some good hours there with some finance update and reading.

And so xmas is around the corner, about one month away, well the mall is already designed with xmas deco n more. First xmas tree photo taken.

And finally to call it a day, ending with a selfie, 
hopefully a good take, haha : )
And back to home sweet home.

20th November 2015,
A site survey day to Breadtalk iHQ at Tai Seng.
Ate Ding Tai Feng to support my own co (small shareholders la),
Seldom eat Ding Tai Feng at outside due to overwhelming crowds, I think this is my 2nd time eating it, totally loving it, 2 words to describe it, "World Best!!"

Even when I m writing this post now, my stomach is roaring even though I jus finished my dinner. Haha.



Level one of the Breadtalk iHQ is all homebrand companies owned by Breadtalk like Food Republic, Toast Box, Ramen Play and Ding Tai Feng.

Level two of the building are basically retail (although quite small), went walking after my meal, very satisfied, level two is fully lease out.

Took the lift up to level 7, just want to see how it looks like (since it is open to public), but I spent less than 10min or so there, Worrying I might got chase out by security.

Breadtalk Boss must be a paint lover, there is a room delicated to display all the chinese painting.

Took mrt back home from Tai Seng via Circle Line [which is under SMRT (shareholders too) ] 
I Cant remember why I changed to purple line, (which is under SBS Transit = ComfortDelgro, not yet a shareholders, argh!! )


And finally back to Lot One Shopping Mall, one of Capitamall Trust mall (shareholders too), before you enter into the mall, you will be greet by a beautiful Xmas tree. Well, too nice to reject taking a photo of it. Haha.

Finally finished all the high keys in training, 
Now its time for me to rest ya.
Completed 32km CSB, really glad i did it, asked my mum to sew it for me so i can wear it with pride. Haha.

My 3 "A" Process, My Investing Journey reflection

My humble beginning of investment started in around 2010 and 2011 where my 大哥 (elder brother) passed me a book call "Rich Dad Poor Dad" by Robert Kiyosaki. Big thanks to my 大哥!

Initally my strategy of investing is to achieve short term gain (in short, Trader) but I came to realise the strategy doesn't really suit me. I suffered quite a big losses in the market to the extend,  I nearly give up the world of investing. Well, lessons learned. In summary,  a seed planted today (is like u bought into a stock today), will require time to grow into a tree. It does not grow instantly overnight or days, weeks,  months. Therefore,  people should quit thinking investing is a venue to "get rich quick".

Slowly, I dont know since when, I changed to become a fundamental analysis person by doing value investing. Well, I think the method suit me really well. You see, most people like me are having a day job in a corporation. Value investing does not require us to keep looking at charts, price etc like trading does, most importantly, value investing took out alot of fears and emotion feeling during investing. Basically for value investing, we are long term holders (Investor), so while waiting for the stock price to go back to NAV value, we are collecting dividend as passive income.

As the year 2015 is coming to an end soon,
I wish to share my journey of dividend investing over the years, since 2012 (did not do recording for 2011) to 2015

Total Dividend collected for the year,
2012 $972.20
2013 $764.10
2014 $1089.77
2015 $3042.17 (including the December dividend amout)

Totally ageee that it isnt a great amount like many of my seniors/bloggers out there have. My Main aim is to inspire more people(especially the younger generation) to believe that it is achievable.

My 3 "A" process.
Aim
Achieve
Action

1. Set a aim, goal
(example, to achieve financial freedom)

2. How can i achieve it?
(Example, buy a stock, unit trust, forex, REIT, ETF)

3. Take immediate action
(start doing something asap, please dont be a dreamer.
Some example things you can do are reading and learning if u dont know how to invest, attend free seminars, analysis different companies data, read company news, or enter trade)

Achieve$5000 dividend income for whole of 2016

Viva Industrial Trust complete acquisition of two industrial properties at 19 Tai Seng Ave and 11 Ubi Road 1

Viva Industrial Trust had successfully complete acquisition of two industrial properties at 19 Tai Seng Ave and 11 Ubi Road 1.

Both properties are leased back for a term of 10 years under master lease.

In addition, the phase one "Project Viva City" set to be ready by end of 2015. Really looking forward to it. Work for phase two of the project is slated to begin in early 2016 with estimated completion by mid 2016.



Viva Industrial Trust is a young and growing company which is constantly looking out for opportunity for growth.
With the current price of 0.715 (baseline to 25 November 2015), this counter gives an attractive dividend yield of 9.7255%

Although all are almost small account compare to all guru(s)/investors/bloggers out there, well we must agree everything start from small. A plant doesn't grow big instantly over a day or a week. At least I know, the amount is my baseline and over the years, it should grow bigger and better (twist fingers).

Last year 2014, I encountered a problem which is almost all of my dividend concentrate on certain month especially on May and August. I don't know about the rest, but the long waiting period to payout date certainly make me very "sian", in short, I don't like it. I think I prefer to receive dividend more often to act as an encouragement and motivation.

So starting this year 2015, I set a goal stating to spread my dividend evenly over all the months, in short I hope to receive dividend every month (at least one dividend per month).

Well 2015 is coming to an end again,
One year has pass again, time to start reviewing my goals.
Let see if I manage to achieve this goal in my next update.


It's achievable.

Dividend update for my Unit Trust Portfolio ended on 31 Oct 2015

been really busy lately with my work,
glad that it is finally gonna be over soon,

clearing some leaves lately,
therefore finally have some personal time to do some tracking of my finance,

for start,
i tabulated the amount of monthly dividends (for my Unit Trust Portfolio) i collected since the start of this year. well... not a great amount like AK (i m still working on it), but at least this is the passive income i created/gave myself without having me physically working on the ground.

& so for the year 2015 (till end of Oct)

Far East Hospitality Trust (FEHT) to expand presence in region 22 October 2015

With reference to


Far East Hospitality Trust (FEHT) had announced on Thursday, October 22, that they will be expanding their presence in Singapore and the region.

They will be opening three hotels and service residences under its Oasia brand next year in

1. Singapore and 
2. Malaysia  

adding more than 700 rooms in capacity.



Their property in Kuala Lumpur is expected to open in the first quarter of 2016, while the other two properties will be opened in Singapore in the second half of next year.

Speaking at the 2015 ITB Asia Conference, Far East Hospitality CEO Arthur Kiong said, "The expansion strategy for Oasia comes at an opportune time. As the region continues to mature and attract a strong stream of international arrivals, we believe we can replicate the success of Oasia Hotel Novena by bringing Oasia to other key gateway cities in the region."

Super stuffs found in my home. Sheng siong dnd door gift

More of SUPER GROUP LIMITED's items consume in my home.
I think I should buy and own some of their shares. Haha

Cashflow for Super Group is good,
Low or almost no debt incur by the company. 
PE ratio is between 14 to 16 range, consider average.

Sad things is that
The price of the shares is not undervalue. 
Decreasing of revenue n net income.
Dividend yield is not high as well.



Next is a present from my mum, a sliver coin from Sheng Siong dnd door gift, no sure is it made of pure sliver.

Fyi, Sheng Siong had been here for 30yrs. This I only know lately. Haha. Guilty. I thought I know everything, haha

Cashflow simply mean the inflow and outflow of cash. ROOT Cause and Solution.

By definition, Cashflow simply mean the inflow and outflow of cash.
Put into personal level concept, it means the inflow (i.e. salary) and outflow (i.e. expenses) of cash.

You see, many people only have one main inflow of cash which is their active income (work) whereas their outflow of cash is infinite. It can be branch out to credit card bill, holiday expenses, parent allowance, medicine bill, insurance and more!

And this is what i call the "ROOT Cause" of problem.

And the solution for me, very simple, I choose/determine the outflow of the cash. 
you see, outflow of cash can be alot of things like i mention above and one of the option for outflow of cash can be "INVEST". This is also the key our solution.

WORK -> Money comes in as pay = inflow of cash.

OUTFLOW of cash -> pay off what is necessary for you to survive (i.e. Foods, Electric/HP bills, Parent Allowance, Transport etc), whatever remain should all (if not most) go into invest.

When you invest, you are actually buying income generating assets, in short generateextra stream of inflow cash.
Now you have one extra stream of (Passive) income (initially was only from work).

The Key here is to generate enough passive income to cover your expense (outflow of cash)
and when this happen, basically you had achieve FINANCIAL FREEDOM !!!

I was at Breadtalk drinking coffee in the evening and was thinking through it.

One of the portfolio in Capitamall Trust, Bukit Panjang Plaza (BPP) undergoes revamp some times ago and I decided to pay a visit today and see how it goes.

I would say the AEI is more or less done and I must say it is a great success! Reasons as follow,

1. The crowd are so much better now comparing to the past.
2. The AEI created a lot new space which allow the mall to introduce alot more new eatery vendors in. Therefore increase their rental income which in turn change to our distribution (dividend)
3. Base on my site survey, the mall is fully occupied.


P.S: Capitamall Trust had drop below 1.90 lately. Earlier, they also announced they are interested in acquisition of Bedok Mall to be confirm by end of q4. 

Another interesting counter which I very much wish to own is none other than our homegrown brand...


As many do know, Breadtalk does not only sell breads, it has many other businesses like Ding Tai Feng, Toastbox, Food Republic etc.

Lately, I came to realise they have another new brand call "Sanpoutei Ramen" and are doing good. Currently their Sanpoutei Ramen only has two outlets, however they have plan to expand this. The point is the company is constantly improving and sourcing for new opportunity which is good for investors.

P.S: Breadtalk share price had also retreated a fair bit and really look attractive for repurchase now.
