What had you achieve since you ........ ? Reflection Day

I was scrolling my fb and saw one of friend asking the following question and I asked myself too.

"What had I achieve after I graduated from NTU since 2011?"

I was at Breadtalk drinking coffee in the evening and was thinking through it.

I had my answer...

One of the portfolio in Capitamall Trust, Bukit Panjang Plaza (BPP) undergoes revamp some times ago and I decided to pay a visit today and see how it goes.

I would say the AEI is more or less done and I must say it is a great success! Reasons as follow,

1. The crowd are so much better now comparing to the past.
2. The AEI created a lot new space which allow the mall to introduce alot more new eatery vendors in. Therefore increase their rental income which in turn change to our distribution (dividend)
3. Base on my site survey, the mall is fully occupied.


P.S: Capitamall Trust had drop below 1.90 lately. Earlier, they also announced they are interested in acquisition of Bedok Mall to be confirm by end of q4. 

Another interesting counter which I very much wish to own is none other than our homegrown brand...


As many do know, Breadtalk does not only sell breads, it has many other businesses like Ding Tai Feng, Toastbox, Food Republic etc.

Lately, I came to realise they have another new brand call "Sanpoutei Ramen" and are doing good. Currently their Sanpoutei Ramen only has two outlets, however they have plan to expand this. The point is the company is constantly improving and sourcing for new opportunity which is good for investors.

P.S: Breadtalk share price had also retreated a fair bit and really look attractive for repurchase now.

Aug Update: Abel's Wedding & Unit Trust Re-balancing.

Firstly, a BIG congratulation to my polymate, Abel Lim.
attending his wedding lunch and finally get to meet my "200 years meet one time friends". haha
also got to know Sheena will be holding her wedding dinner next year 24 Jan 2016.
Congratulation in advance!

Recently really busy at work with almost no time to use HP and 5 minutes to bath etc.
seriously, a little not use it.
gonna bite my teeth and bare with it.

*hopefully time will pass very fast and things will be better. Pray!

currently, FSM is having SG50 promotion for this entire August with 0% Sale Charge.
and i think it is a good time to do some re-balancing for my unit trust portfolio since Mr Market plunge some much lately.

sold my JPM fund,
added some into Allianz US and Allianz INC.
also bought into new fund, Schroder Asian Income, another monthly dividend payout fund.

You must understand, it is very very hard to ask for a pay rise from your boss,
I personally think we can and are able to do something on our part to increase our pay legally.
Dividend income is one such example and I think everyone should do it.

1 Day In JB and the 6% GST (Part 2)

Hi peeps,

Been a while since my last update,
hope you guys miss me a little. *haha

Yup, today is my last leave day in STE,
and I decided to go JB for a little shopping and grab some stuffs before my new job kicks in.
; )

Started off by grabbing a new clothe for my old buddy, who has been fighting along with me for years: Note 8

Follow by my favourite eatery,

Total damage here: RM14.70 for both


Promise my nephew that I will get him an animal kaiser card game. A promise (especially to kid) is a promise MUST fulfill.

**personal feel: very hard to get discount lately in city square

Main aim of the day
7 months of Contact lens (free 1 pair, I decided to get 275 degree for this free pair, just in case I need sharper vision)
spend RM130 for 2 boxes.
**price keep increase for contact lens, used to be RM60/Box

Next stop, Starbuck !
Because I need MR. Internet to check my stock market.
Ordered a medium Cappuccino for RM12.20

Last stop, going for a movie session
Tomorrowland !
Seriously I don't know what the movie is about. Haha

Sembcorp Marine AGM 2015

Third AGM: Sembcorp Marine
17th April 2015

PS: I think I m addicted to AGM already. Haha


Journey started off at Dover Mrt station where shuttle buses were cater to pickup shareholders to Sembcorp Marine registered office at tuas area.

I was running abit late and lucky enough that the bus didn't went off at 10am Sharp as stated in their AGM booklet.

Well, simple verification was done at the pickup point. First minus point, the lady staff who verify my identity (I personally feel) was kind of rude. I certainly do not like her tone of question-ing / doubting me "did I register for the bus service?"
so "if" I really didn't register for the bus service, are you trying to tell me that I cannot board the bus to the AGM just because I didnt register for the bus service? when the buses still have some empty seats in it?



Ok ok. Nevermind. A security pass was issued and I board the bus. Sat on the bus for 10 minutes or so and we have staffs coming up the bus asking the same question (everyone has the pass?) over and over again (1 staff even asked us to show her the pass).

Journey from Dover Mrt station to Sembcorp Marine office is around 30 minutes plus minus. Upon stepping into the building, alot of rig / driller model can be seen displaying along the wall of main lobby.

As the building is a "little bit" old, there is only 1 lift and our AGM is conducted on level 4. Many shareholders (including me) took stairs to level 4. I m fine with it, but many of the shareholders are older in age and had difficulty walking up. Hope the management can take note of this type of small issue.

Breakfast was served. Mainly, Egg tarts and "soon kueh" were served with coffee and tea. I tried 2 egg tarts, really nice. if time permits, i think i can eat 5 or more. Haha. **didn't try the soon kueh.

And so proceed on to the maIn focus, AGM,
2 items, Annual Report and wireless voting device was issued.


Wasn't too please with this AGM.
Some of my basic comments on the AGM,
(Base on my first attendance to SembMar Agm)

1. To build a simple 1 step stage
as the floor is level flat, I m sitting at the front few rows and yet I couldn't see the board of directors' face nor the projector screen properly. Only 1 screen and Screen is too small.

2. We registered and you should had note the possible number of shareholders turning up the AGM and yet the aircon is not working well.

3. Mic and sound system wasn't loud enough.
as mention, I m sitting in the front few rows and I had difficulty hearing, needless to say about those sitting at the back.

Other than these facilities issue, I m still please with the Chairman and the board of directors replies on some queries raised.

Some key pointers which I really like and boost my confidence level,

1. healthy Book orders which will see us through to 2019.
2. Base on past Dividend payout, dividend will be likely stable.
3. Actively securing new orders.
4. No cancellation orders had been receive.

Ended with all resolutions approved, including the 8 cents dividend payout in may 2015.

didn't took the lunch in this AGM and head straight for the shuttle bus (maybe the aircon is really too warm). Was handed a door gift (with Sembmar logo) on the way out to the bus.

Suntec REIT AGM 2015

2nd AGM of the year,
15th April 2015.
This time round, Suntec REIT !



Suntec REIT AGM, I (personal) think is less grand, haha.
Maybe because I wear jean today or maybe I m too young (as compare to the others, Ops!), I was kind of ignore by the staffs at the entrances, guiding the shareholders to the AGM venue.

Well its all right, as long as the share price of Suntec REIT keeps going up. Haha.

And so, no door gift for Suntec REIT AGM.
Basically the following was issued at the registration counter,

1. Suntec Annual Report
2. Wireless voting device (kind of big and older version, but working perfectly fine)
3. One bento lunch voucher


**Won't be touching much on the content of the AGM,
as some strategies and plans were discussed and revealed by the Chairman and Directors during the AGM.

Secretly rejected one of the resolution. Well, it's not secret now. Haha

As usual, the AGM started off with shareholders quering the board of directors about some doubts they had. However, as compared to Ermmm... yesterday AGM, Alot of praising was hear by the shareholders today. As a newly joined Suntec REIT shareholder, I feel more relieve hearing all my senior shareholders praising them. 
In additional, the level of answers answered by the board of directors & the plans and strategies they have for the future, I personally felt more confidence after the AGM.




So let's go the Bento lunch box.
well... very nice lunch box with salmon, chicken terayaki staty, cake and tofu with mushrooms. As I m rushing to next venue,  I decided to request for take away set. To my surprise,  the box provided are meant for giving out to shareholders (meaning they can bring home if they want). And so, I brought the whole box out. Knowing my mum'pattern, i knew she will love this box and i m right when I present her the empty box(I ate the food for my lunch at 5pm) to her at night.

**really nice, atas looking hard plastic bento box.



Was walking toward the cab stand at Suntec,
and happen to passby their phase 3 AEI,
the phase 3 will be opening next month May 2015.
meaning more rental to be collect and hopefully the figures will be reflected in the next Q report.
(More shops open = more rent = more DPU)

Keppel Reit AGM 2015

14th April 2015
Keppel Reit AGM


just entered into Keppel Reit early this year 2015.
And since I had never been to AGM before since I started trading in 2010.

Since Keppel Reit is the 1st AGM in my list,
therefore decided to come and have the taste of AGM.

Well well..
first impression when I reach the venue,
very cool..
staff standing at escalator to greet everyone Going the AGM,
Even better, entering the registration area, 
2 role of staffs welcoming us again Like some big shots.

Normal tea and coffee were serve, 
handling out annual report booklet to all investors.

Voting was done via wireless remote device. 
Registration was very smooth And fast. **clap clap

Well. Every attendee was given NTUC $20 vouchers (maybe the more lots you holds, you will get more, for me, I got $20, haha)


Atmosphere in AGM is very tense and stern.
You can hear many unit holders raising unhappiness and asking very logic questions questioning the management, straight to the points.

The point is, they really do their homework and calculation before coming to the AGM. And they really read the annual report words by words till so detail (till I feel so lousy about myself who only look at the graphs and pictures)

Overall, I enjoyed myself in the AGM, and definitely learn something in the AGM.

**won't be writing or blogging on the contents of the AGM,
Worrying some of the content might be business secret or strategies.

1 Day in JB and the 6% GST

Was on leave today,
And decided to go JB to pick up some stuff (actually only contact lens)

Day started off by cabbing down to Serangoon North Ave 5 to meet my colleague for passing over some fiber cables.

Then Mrt down to China Square to collect TF4 AD31 Optimus Prime which I bought earlier on. I think this piece is a "Potential to sell-item" when the next Transformers Movie show up.



Then I went on to shop around in Chinatown OG. Several TF items are on great sale such as Leader Class Jetfire at $35. However, I decided not to get any after much consideration. Some kreo figures are as low as $1.80. Thumbs up!
: )

Took Bus 190 all the way to Choa Chu Kang and finally to Woodlands Checkpoint. Little or no crowd was seen today at both customs. Power of weekdays!!

I changed my RM in City Square, RM rate was 1SGD to RM2.60,
I know rate wasn't good, luckily I only changed SGD50.

And so,
I Started off with food.

First, Taiwan Shi Lin
Xxl Chicken + Mee Suan RM15.50


Went up to Watson and get my mum a facial cream at RM18.50
and myself 3 pairs of contact lens at RM55



Decided to go arcade and have a few rounds of basketball game, however they changed to membercard format instead of token, therefore I decided to pass it for today. Nevertheless, I found something interesting there and it is my favourite childhood anime, Dragonball !! didn't know why it wasn't power on, else I would have a few rounds of it. Haha


Journey continues and I watched FAST AND FURIOUS 7 alone. Haha. I think the movie is so so only with those usual car knock car, car racing, fighting scene and Mexico style racing song. Other than these, Nothing really special. 1x ticket at RM13


Starbuck was my next destination where I stayed there to edit and update my Black Studio Website. Luckily, sale was still decent in my Black Studio Caurosell portal. Sale from Ebay drop to zero since Caurosell came on board. Hai...

Anyway, 1x Green Tea Lattle RM14.30


It was about 630pm and I decided to head back home, was walking toward CIQ and I saw Xu Liu Shan.

And i ask myself "how can I miss my favourite mango desert?"
so I got myself a mango drink on the go due to time constraint. RM8.35


Reached SG safe n sound. 
"A person to JB mission" was declared success and fruitful. Haha

Some thoughts for today. 

1. A person travelling CAN be fun too.
2. How good it is if every day is like today.
3. All these can only be achieve with Money.
4. And the GST increase in Malaysia do has some impact on spending.

Disappointed Result

Kepcorp failed to acquire 95.5% ownership of Kepland, 
therefore shareholders who had accepted Kepcorp's initially offer only entitled to $4.38/share payout (not $4.60).

I m actually very VERY DISAPPOINTED.
I believe there are many loyal shareholders like me who holds Kepland long term, and had accepted their offer for their best interest, shared the same view.

We can actually sell in the market for as high as $4.55 or at least $4.45 (last trading day price), The point is $4.45 is still higher than the $4.38 given to us. Therefore, I personally think, it just doesn't make sense and we, the shareholder's interest is not protected.

Money is Oxygen

People often say, “Money is not the most important thing in life.”
Which is true and i agree...... to a certain extend.

In fact, money does affect many things that are important in order to have a full and happy life.
For instance, people with money can afford to eat better food, live in safer neighborhoods, go to better schools.

So while it is true that money is not the most important thing in life,
but certainly, money does affect everything that is important in life.
In short, to me, Money is Oxygen !
